This 16,000sf building will serve as fast + epp structural engineers’ headquarters. The building will be sited near the intersection of broadway and cambie street. Consistent with the city zoning, aimed at preserving diverse employment opportunities in this area, the building’s first floor and mezzanine will be leased to an industrial tenant and floors two, three, and floor will serve as the engineering office.
Floors three and four will be interconnected by an atrium space which will help unite the office environment. The atrium will also serve as a lunch room and gathering space for special events. The fourth level offers exterior patios on both the north and south sides of the building, extending work and event space under trellises of climbing plants. The building is ventilated mechanically, but also has operable windows on the north and south facades.
The building’s concrete parkade is compressed, accomodating parking, electrical and mechanical equipment on the urban site, and linked to the upper levels by two egress stairs and a services shaft. The building’s superstructure will be mass timber - glulam beams spanning 40’ and decked with CLT. The building will be glazed with electrochromic glass, allowing solar control on the broad west facade.
Materials will express their utilitarian qualities: steel will be powder-coated white, aluminum curtain wall, mounted directly to structural columns on gridlines, will be capped, structural wood exposed, galvanized steel…
